1. About These Terms

These Terms and Conditions govern your use of Seoul Homes, a property-listing platform operated by Expert Sapiens (Business Registration No. 215-03-56446; Mail-Order Sales Registration No. 2026-Seoul Gangbuk-0194; CEO Jiheon Chae; 4F Sangah Bldg., 191 Dobong-ro, Gangbuk-gu, Seoul). By using the service you agree to these Terms.

2. What Seoul Homes Is

Seoul Homes displays property listings and connects users with licensed real-estate agents (공인중개사). Seoul Homes is not a licensed real-estate brokerage, is not a party to any lease or sale contract, and does not provide brokerage or legal advice.

All viewings, negotiations, brokerage, and contracts take place between you and the realtor or property owner. Seoul Homes is a venue that facilitates the connection only.

3. Accounts

You must provide accurate information when creating an account and keep it up to date. You are responsible for activity under your account and for keeping your credentials secure. You must have the legal capacity to enter into these Terms.

4. Acceptable Use

When using Seoul Homes, you agree not to:

• Post false, misleading, or fraudulent listings or inquiries.
• Infringe others' rights or post unlawful, harmful, or infringing content.
• Scrape, harvest, or copy listings or data without permission.
• Interfere with the service, attempt unauthorized access, or harass other users or realtors.

5. Listings and Realtor Obligations

Realtors are solely responsible for the accuracy, legality, and currency of their listings and must hold valid real-estate agent registration. Seoul Homes verifies business registration numbers but does not independently guarantee any listing or realtor.

6. Inquiries

When you submit an inquiry, your details are forwarded to the relevant realtor so they can respond. You are responsible for the accuracy of the information you provide in an inquiry.

7. Paid Advertisements

Realtors and users may purchase paid advertisement placements. Fees are KRW 220,000 per month or KRW 2,200,000 per year (VAT included), paid once via Toss Payments (no auto-renewal). An order is reviewed by an administrator before it goes live. Refunds are governed by our Refund Policy.

8. Intellectual Property

The Seoul Homes platform, including its design, text, and software, is owned by Expert Sapiens. Content you or a realtor submit remains yours, but you grant us a license to host and display it as needed to operate the service.

9. Disclaimer of Warranties

The service is provided "as is" and "as available." We do not guarantee the accuracy or availability of any listing, or that any transaction will complete. Please also read our Disclaimer.

10. Limitation of Liability

To the extent permitted by law, Seoul Homes is not liable for the conduct of realtors or users, for the accuracy of listings, or for the outcome of any transaction. Nothing in these Terms limits liability that cannot be limited under applicable law.

11. Governing Law and Disputes

These Terms are governed by the laws of the Republic of Korea. Disputes will be handled by the court with jurisdiction under the Civil Procedure Act, and your rights under the Act on the Consumer Protection in Electronic Commerce are not affected.

12. Changes to These Terms

We may update these Terms from time to time. Each version is published with an effective date, and previous versions remain available from the version selector on this page.
